Please read the following carefully as a response may be needed.

Homeowner Provided Services Through HOA Assessments:

• Mowing, trimming, edging of sidewalks/driveways and blowing sidewalks/driveways once a week, usually beginning in the Spring through Fall (estimated cost of $19/per yard for each mow).
• Early Spring / Mid March:  Fertilizer with pre-emergent.
• Late Spring:  Fertilizer and spray for weeds.
• Summer / late July:  Fertilizer and the grub worm prevention. Spray weeds if temps allow. Halligan uses Merit for our grub prevention. The manufacturer is Bayer Chemical. Their newest bulletin suggests that their product is placed down late July into August. It breaks down too fast if it is applied too early. 
• Late September:  Fertilizer and weed control.
• Winter application:  Starts after Thanksgiving or first of December. 
• Snow removal of two (2) inches and above from sidewalks, driveways and up to the Homeowner's front door. (No ice treatment is provided.) The Maintenance Committee will update Homeowners via email regarding snow removal.

Lawn care is provided as a complete package of lawn mowing service for the entire season. Homeowners may NOT opt out of portions of the lawn mowing service. If you do not wish to have your yard mowed, trimmed, edged and grass blown, please let the Maintenance Committee know this before March 15th (via the form at the bottom of this page) and your name will be taken off the list. Do not communicate directly with Halligan via notes on gates or fences and/or signs in the yard for individual requests. If there are problems or concerns on Halligan service days, please contact a member of the Maintenance Committee and they will contact Halligan on your behalf. Flags are available from the Maintenance Committee for marking areas for Halligan’s attention. 

NOTE TO HOMEOWNERS:
Halligan Lawn Services is the company who provides lawn service for Woodbrooke Plats 3 and 4. Under our current assessment structure, it may be necessary for the Homeowner to go beyond the provided services if expecting to have “the perfect lawn”; e., additional treatments or services.  Services such as over-seeding, fall aeration, installing of new or repair of sprinkler systems, turning on/off of sprinkler systems, treatment and control of nutsedge grass or additional grub-worm treatment will be at the Homeowner’s expense and/or may also be done through Halligan. 

• GRUBS: A season long grub-killer application does not guarantee extinction of grubs. It is intended to kill grubs for a full year, but extended rains tend to wash the treatment solution off. We suggest Homeowners monitor their yard by grabbing a handful of sod and lifting it. If the sod comes up easily or you see grubs, then it is the Homeowner’s responsibility to further treat.  
• FUNGUS: Treating for fungus is NOT included in our five (5) treatments. If your lawn exhibits dead, brown spots, and there is no evidence of grubs, then it may be a fungus. If you are concerned with having a fungus, treatments are available commercially and/or Halligan will be able to help you with this problem.
