DECLARATION OF RESTRICTIONS - ARTICLE VII / ARCHITECTURAL CONTROL

Section 7.02 Plan Approval.  Before any structure or improvement shall be built, altered or placed on any Lot, the construction plans and specifications and a plan showing the location and front, sides and back elevations of the structure or improvement shall be submitted to and have the written approval of the Committee, as to type of materials, harmony of external design with existing structures, and as to location with respect to topography and finish of grade elevation.  In addition to other matters described in the Declaration, exterior colors, roof colors and landscaping plans must be approved by the Architectural Review Committee.

For any external changes to your home (structures, paint, landscaping, etc.) or if you have any questions for the Architectural Review Committee, please click on the Architectural Improvements link under "Residents Only" link on the tool bar above to submit your plans or questions.

HOUSE PAINT COLORS:
In 2020, new house paint and trim options were voted on and approved by the homeowners for a period of ten years.

ARCHITECTURAL REVIEW POLICIES FOR FENCES:
No fences or enclosures will be permitted without the Committee’s approval.  Policies of the Committee to be followed in making decisions on requests are as follows:

  1. Lots adjacent to 72nd Street - only black iron fences of the same style as the perimeter fence in the first and second plats will be approved.  The sections connecting to the 72nd Street fence must also be iron.
  2. All other lots may have either iron or polyvinyl fences.
  3. No fence shall exceed four (4) feet in height.
  4. The style of any iron fence must match the style of the perimeter fence on 72nd Street.  The style of any polyvinyl fence must be approved.  Picket style fences are preferred and solid privacy style fences will probably not be approved.
  5. Patio enclosures must not enclose an area more than three (3) feet larger than the perimeter of a standard patio and the location and configuration must be approved by the Committee.
  6. All polyvinyl patio structures must be white.  Iron structures may be black or white.
  7. All fences must have a five (5) foot wide gate to allow entry of mowing equipment.
